Melbourne’s hospitality landscape is set to welcome a distinctive new destination. The Singapore-founded luxury hospitality brand COMO Hotels & Resorts has been appointed to operate a new hotel and residence development along St Kilda Road, one of the city’s most recognised boulevards. The property is scheduled to open in early 2028.
LOCATION AND LEGACY
Situated on St Kilda Road, the location offers both prominence and calm. The boulevard connects Melbourne’s urban centre with its cultural and garden precincts, making it ideal for travellers seeking connection to the city and a sense of retreat. The project occupies the first nine levels of The Carter Building, a design-led tower developed by Orchard Piper and The Carter Group.

DESIGN FROM WITHIN
The design role has been entrusted to the acclaimed architecture firm Kerry Hill Architects (KHA), which brings a contextual and craft-driven approach to every project. Here, the façade will feature bluestone as a nod to Melbourne’s architectural heritage, while the interiors are planned to reflect understated elegance, tactile materials, refined detail and light-filled spaces.
THE HOTEL AND BEYOND
When it opens, the hotel will offer 102 rooms, including custom-designed family suites, along with access to a full-floor wellness centre under COMO’s signature Shambhala concept. The wellness floor will include an indoor lap pool of 20 metres, a state-of-the-art fitness centre, thermal suites and holistic treatment rooms. Beyond the guestrooms and wellness offering, the ground floor will house a restaurant, café and bar, all open to both hotel guests and locals, anchoring the hotel within its neighbourhood.

In addition to the hotel, the upper levels of The Carter Building will house 54 premium private residences. Residents will enjoy access to the hotel’s services and COMO’s global recognition programme, Comoclub, integrating private living with hotel-level hospitality.
