Shaun Bonett to Bring Luxury to Adelaide’s Retail Landscape

In a significant boost for Adelaide’s retail scene, wealthy investor Shaun Bonett has announced a $125 million investment to develop the city’s first luxury retail precinct on Rundle Mall.

This ambitious project, set to unfold over the next three years, marks a transformative moment for South Australia’s capital, positioning it firmly on the luxury shopping map.

The investment’s initial highlight is a pop-up shop by French fashion powerhouse Louis Vuitton, set to open on Friday at Precision Group’s flagship Adelaide Central Plaza. The store will operate until December 28, adding a prestigious touch to the plaza, which already houses luxury brands such as Tiffany & Co and TAG Heuer, alongside high-end concessions in the David Jones department store, including Gucci, Chanel, and Armani.

In an exclusive conversation with The Australian Financial Review, Bonett expressed his vision for Adelaide’s luxury retail future. “It’s not quite right to say that Adelaide does not have exposure to luxury brands, but in my view it’s ready to move to the next level,” he said. Highlighting the city’s absence of a permanent Louis Vuitton store, Bonett added, “Adelaide is the last developed city in the world that does not have a Louis Vuitton store, so we are delighted to be bringing this to Adelaideans.”

The pop-up is just the beginning of a broader strategy. Bonett revealed ambitions to secure Louis Vuitton as a permanent tenant and is in discussions with its parent company, LVMH, about potential opportunities to bring more of its renowned brands to Adelaide. The ongoing interest from luxury brands, many of which currently operate concessions in David Jones, reinforces the potential for a thriving luxury precinct in the city.

The momentum for this development is bolstered by several factors. The resurgence of workers returning to the Adelaide CBD, the revival of international tourism, and a strong demand for experiential, physical stores are driving interest. Additionally, significant investments in major events, a $9 billion suite of transformative projects, and the recent completion of new luxury hotels and office towers have heightened activity and vitality in the CBD.

Bonett’s Precision Group, which has a longstanding relationship with LVMH through the existing Tiffany & Co and TAG Heuer stores in Adelaide Central Plaza, is drawing on this successful partnership. “We’ve had significant amounts of other luxury brand interest, a number of which emanate from brands that already operate concessions within David Jones,” Bonett explained.

Inspired by the successful transformations seen at malls like Queens Plaza in Brisbane, owned by ASX-listed Vicinity Centres, Bonett’s vision for Adelaide Central Plaza is set to elevate the city’s retail experience. The forthcoming luxury precinct aims to rival these high-profile shopping destinations and attract both local and international shoppers.

The timing for this investment appears promising. Foot traffic and visitor numbers at Adelaide Central Plaza, which Precision Group has owned for 23 years, have surged by 12 per cent compared to pre-pandemic levels. This uptick underscores the growing appeal and potential of Adelaide’s retail sector, making it an opportune moment for the introduction of a dedicated luxury shopping precinct.

Bonett’s initiative reflects a broader trend in the luxury retail sector, where physical stores are increasingly seen as essential for offering high-touch, immersive shopping experiences. As Adelaide prepares to welcome a wave of new luxury offerings, it is poised to transform from a city with limited high-end retail options into a destination with a burgeoning luxury landscape.
